Former industrial site is imagined as a Live/Work/Play enclave creating a critical hamlet hub towards realizing key desires expressed in the municipality’s comp plan.

Nexus Creative’s Planning and Design team methodology synthesized a broad bandwidth of planning initiatives focusing on hamlet connectivity, mixed use building typology, scale and density, diversity of housing types, infrastructure challenges and land use approval strategies.

The master plan establishes a sensitive wrap around 2-3 story streetscape while anchoring the collective enclave with a centralized park-like open space cross pollinating existing North County Trail open space into a seamless experience. The project envisions a range of unit types including ‘Missing Middle’ work force market affordable.
