Sustainable Viewpoints
The Montauk project began with a strategic - and sensitive - site design to merge sustainable notions of orientation, views, exposures, and neighborhood context by limiting disturbance to the existing site perimeter and landscape.
The 6 bedroom, multi-gathering space design supports diverse living patterns as a primary residence or as a retreat. Curating multiple owner-scenarios, the primary spine (hosting great rooms, state-of-the-art kitchen, and two ocean view suites) acts as a linear anchor for two ‘pods’ which modulate the entry experience.
The forward pods host secondary bedrooms, media room, and primary suite bath. Each is layered with cedar slat screening features lending to privacy. The screens add intriguing texture to the zinc cladding while allowing ample light to filter through.

The “upside down” plan synthesized site typography to extrude broad exposures accommodating height constraints. All levels contain high performance floor to ceiling glazing to unfold ocean views. Five terraces truly integrate the outside in.
Grade level terraces include exterior kitchen and direct access to cabana-type spaces. A saltwater pool/spa mirrors the axial nature of the residence’s site orientation.
The Second floor opens to a deck extending the full width of the home creating a modern covered porch below. Secondary decks over the garage provide alternative respite spaces.
Rooftop deck provides stunning views, gathering areas, and a vegetated perimeter. The zinc clad chimney volume provides privacy to the East.
The design stratifications lend to a dramatic and elegant home which simultaneously preserve and celebrate a contextual Montauk experience.
